An RICS Level 1 Home Survey, previously called a ‘Condition Report’, describes the condition of the property, identifies any risks and potential legal issues, and highlights any urgent defects. Typically the lowest-priced survey, it is aimed at conventional properties and newer homes. It will note defects in the property but will generally not provide advice on how to manage those defects.
It describes the condition of the property, identifies any risks and potential legal issues and highlights any urgent defects. It uses simple ‘traffic light’ ratings to clearly identify the condition of the key elements of the property.

The RICS Home Survey – Level 1 service includes:
• a physical inspection of the property, and
• a report based on the inspection.
The surveyor who provides the RICS Home Survey – Level 1 service aims to:
• describe the part or element in enough detail so that it can be properly identified,
• provide a clear and concise expression of the surveyor’s professional assessment of each part or element,
• describe the condition of the part or element that justifies the surveyor’s assessment, and
• help you gain an objective view of the condition of the property.
Our Level 1 Survey does not include a market valuation, but our surveyor is able to provide this as a separate, extra service. Estimated costs of repairs may also be included as an option.
