An RICS Valuation involves an inspection of the property alongside local market research, to determine a property’s Market Value. RICS Registered Valuers adhere to a strict code of conduct providing an independent and impartial service.
The Valuation service is more comprehensive than an Estate Agent’s market appraisal and provides a Report incorporating the assessment of data relating to the property, such as:
Instructing your own property Valuation will provide you with an independent and impartial opinion on the Market Value of the property.
When you apply for a mortgage, your lender may arrange an RICS Valuation to help them to decide if the property you are buying is worth the money they are lending to you. This is for the lender’s benefit and you may wish to instruct your own Valuation to help you to make an informed decision on the home you are purchasing.

When either selling or paying off a Help to Buy equity loan, you will need an RICS valuation.
This is because the shares are sold to the homeowner as a percentage of the Market Value of the property. When selling or buying back equity in your home, you need to pay back the equity loan provided by the government at the current Market Value. Get a Quote
When either selling or staircasing your shares in a Shared Ownership property, you will need an RICS valuation.
This is because the shares are sold to the homeowner as a percentage of the Market Value of the property. When staircasing, the value of the additional share you are buying is based on a percentage of the current Market Value. A valuation will help a seller price their home before putting it up for sale.
