Valuations

At Charles Francis & Associates Surveying, we provide RICS Valuations to home owners and prospective buyers for a variety of purposes. Our RICS Registered Valuers are experts in their field with a vast knowledge of the North West property market.

What is an RICS Valuation?

An RICS Valuation involves an inspection of the property alongside local market research, to determine a property’s Market Value. RICS Registered Valuers adhere to a strict code of conduct providing an independent and impartial service.


The Valuation service is more comprehensive than an Estate Agent’s market appraisal and provides a Report incorporating the assessment of data relating to the property, such as:


  • The size, age and condition of the property
  • The number of bedrooms
  • How the property was built and the materials it is made from
  • Additional features such as extensions
  • Any planning permissions
  • If the property is freehold or leasehold
  • Recent local property sales
  • Location of the property and local government zoning 


Instructing your own property Valuation will provide you with an independent and impartial opinion on the Market Value of the property. 

We offer Valuations for a variety of purposes

An Impartial Opinion when Buying a Property

When you apply for a mortgage, your lender may arrange an RICS Valuation to help them to decide if the property you are buying is worth the money they are lending to you. This is for the lender’s benefit and you may wish to instruct your own Valuation to help you to make an informed decision on the home you are purchasing. 


We can add a Valuation of the property to an RICS Level 2 Home Survey or as an additional service to an RICS Level 3 Home Survey. For more information on the survey types we offer, click here.

Help to Buy Valuations

When either selling or paying off a Help to Buy equity loan, you will need an RICS valuation. 


This is because the shares are sold to the homeowner as a percentage of the Market Value of the property. When selling or buying back equity in your home, you need to pay back the equity loan provided by the government at the current Market Value. Get a Quote

Shared Ownership Valuations

When either selling or staircasing your shares in a Shared Ownership property, you will need an RICS valuation. 


This is because the shares are sold to the homeowner as a percentage of the Market Value of the property. When staircasing, the value of the additional share you are buying is based on a percentage of the current Market Value. If you're selling your home, your share will be sold as a percentage of the current Market Value. Get a Quote

Matrimonial Valuations

A professional assessment of the market value of jointly owned property during a separation or divorce. Our reports provide an objective, unbiased assessment of the value of the property for use in the division of what is often the largest and most significant asset. Get a Quote

Probate Valuations

When someone has passed away, probate must be granted. This is so that their estate can be split among beneficiaries listed in their will. Before proceeding with this process, the value of the home needs to be established. Get a Quote

Inheritance Tax Valuations

An inheritance tax valuation is used to determine the tax payable on an estate before it is passed on to beneficiaries. This must be undertaken by an RICS-qualified surveyor. Get a Quote

Capital Gains Tax Valuations

We offer valuations of property assets, providing reliable information for  determining the increase or decrease in the value of a property to calculate the taxable capital gain or capital loss. Get a Quote

Selling Your Home

A valuation will help a seller price their home before putting it up for sale.


An estate agent can provide a market appraisal as part of their services, but it will not be the same as an RICS Valuation. Sellers can then set a fair price for the property in line with housing market trends. Get a Quote
