Our RICS Level 2 Homebuyer Surveys (without a valuation) start at £450 including VAT and our RICS Level 3 Building Surveys start at £650 including VAT.
The price of your survey will depend on the the size, age and condition of the property you are buying and if it is listed or has been significantly altered.

The length of time it takes to carry out a homebuyer or building survey depends on the size, age, layout and condition of the property and the type of survey being carried out.
A level 2 homebuyer's inspection typically takes 1.5 to 3 hours to complete, whereas a level 3 building inspection is much more in-depth and will take approximately 3 to 8 hours to complete.
Following the inspection of the property, you can expect to receive your Level 2 report in 3 to 5 working days and your Level 3 report in 3 to 7 working days, depending on the complexity of the property.

Our Level 1, Level 2 and Level 3 home surveys include a post report call with your surveyor to discuss the contents or your report.
It can be a little overwhelming to receive your report and see the number of repairs that may be required to the house you are buying. Our surveyors are happy to talk through your report and answer any questions you may have. Simply contact us by phone or email with your questions and our team will arrange for your surveyor to call you back at a suitable time for you.
Having a survey before buying a house will tell you the condition of the property you are buying and inform you of any issues requiring repair that may cost you money down the line. Your survey report will also contain information on documents that your legal advisor should request from the seller on your behalf.
Our RICS survey reports use a traffic light system to tell you if any defects are urgent so that you can make an informed decision on whether to proceed with your purchase, ask the seller to carry out the repairs, or negotiate a lower price for the property to cover the cost of the repairs.
